Can you hold a place before I apply?
We cannot hold a place before an application is completed, and submitted along with the application fee, and accepted. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Prior to moving in your security deposit, which will usually equal one month’s rent, and your first month’s rent will be due. -
How old do you have to be to apply?
18 years old. -
Is the deposit refundable?
Your security deposit will be refunded to you less any deductions for repairs or other items allowed by Colorado law. -
Who needs a cosigner?
Should you not meet our credit or income requirements you may need a cosigner. -
You have a property I want to rent. How do I apply?
You can apply by following the link to the property where there should be an application link. If you are unable to find it you are welcome to inquire as a tenant through our free consultation form on our website. -
How do I pay rent?
During your onboarding you will receive and invitation to join our tenant portal. You can pay rent electronically through the portal either on your computer or through the mobile app. Should you wish to pay with cash we work with Chime to allow you to do so. Searching for Chime via Google or other search engine can provide more information as well as our tenant portal. -
I want to get a pet. What do I do?
Please review your lease agreement first as some of our properties do not allow pets. Then reach out to leasing@aspyrpropertymanagement.com to discuss further as there may be additional pet deposits and rent. -
I want to move out, but my roommate wants to stay. What do I do?
If you are both on the lease your roommate will need to apply as an individual. The same notice period applies in order to terminate your lease. -
My lease expiration is coming and I want to move out. What do I do?
Please send an email to leasing@aspyrpropertymanagement.com notifying us of your plans to move out. We will coordinate with you. -
Who is responsible for paying for repairs & maintenance requests?
It depends on the request, if it is general maintenance such as changing a lightbulb that is the tenant’s responsibility. For larger items such as a leaking pipe, that will generally not be the responsibility of the tenant. You can refer to your lease for more information. -
