Am I required to make my property available to Section 8?
Colorado law states that tenants cannot be denied due to source of income, including housing vouchers. However, they must still meet our other qualification requirements like all other potential tenants. If you have questions about a specific property please inquire and a team member will be happy to help. -
Are you licensed?
Yes, Aspyr Property Management meets licensing requirements to perform property management services within the state of Colorado. -
Can I reach you after hours?
Depends on the need. If it is an emergency maintenance or property issue, absolutely! We are always reachable if properties are in jeopardy of damage or loss. For all other inquiries we will respond during business hours. -
Can you put the money directly into my account?
Yes! During onboarding we will request a direct deposit form to be filled out so that we can transfer funds directly to your account. -
Do I get to see the lease or sign it?
We aspire to be a full service management company and work to fill vacancies as soon as possible. As such you will not see the lease or sign it. Lease terms will be discussed with you prior to listing the property. Should we need to change any of those terms we will of course contact you prior to doing so. -
Do you sell real estate too?
We do! We have licensed real estate agents on our team that can help you buy and sell properties in Colorado. However, if you were referred to us by a partner agent we would kindly ask that you work with them if they provided you with great service! -
How and when do I get my checks?
We aspire to deposit funds with our property owners by the 15th of each month. However, should a tenant submit rent late this may impact that timeline. We will work to proactively communicate any delays and deposit funds as soon as we are able. All funds are done via ACH deposit. -
How is rent collection handled?
Rent collection is handled electronically through our tenant portal. Tenants can set up autopay, login via desktop or utilize the mobile app. Additionally, should tenants want to pay in cash they are able to utilize a service called Chime which allows them to deposit cash and then the funds are electronically deposited with Aspyr. -
How long of a lease do you sign?
This depends on the service we have agreed upon. For medium term it is 1-6 months, for long term 9 months or greater. We will work with you during onboarding to determine the best option for you. -
How much security deposit do you charge the tenant?
This depends on the service we have agreed upon. For long term leases the deposit is equal to 1 month’s rent. For the medium term it will depend upon the lease length and monthly amount. We can discuss during onboarding to determine an acceptable amount that does not deter potential tenants, but also protects your investment. -
How soon can you start managing my property?
It depends on a few factors such as: do you currently own the property, is there a current property management company in place, and what our current onboarding pipeline is. In general we aim for one week from your decision to use us to onboarding your property and either having it ready to lease or onboarding the current tenant. -
What type of properties do you manage?
We manage single family residences, 2-4 multifamily, and up to 20 unit apartment buildings. -
What type of reports do I get and how often?
While we finish building our owner platform you will receive monthly reports after funds are disbursed to you. As well as your annual 1099, tax forms, and annual summary report. Who holds the tenant security deposit?
Aspyr Property Management holds tenant security deposits in a separate trust account for the duration of their lease.
